Nelson Residence - 1926
As a work of art these prints are worth purchasing in their own right. For those of you interested in building a historically inspired house, these plans offer an excellent starting point. This design offers an expansive single story floor plan. A large Living Room with fireplace opens off one side of the entry and a Dining Room of the other. Three bedrooms and 1+ baths comprise the bedroom wing. Although ideal for a flat site, these plans would also work on a low sloping one. Excluding the separate office and bath at the back, the main house has outside dimensions of approximately 26' x 67'.

Joers-Ketchum Residence - 1927
This design offers an exceptionally lovely entrance sequence, through a gate in the outer wall, into a porch overlooking the front garden and finally into the Reception room. The room names on the plan drawing probably do not reflect the original room uses. The plan itself is easily adaptable to reconfiguration. For example it would be simple to reverse the library and bathroom, giving over the existing bathroom space to the rear “storage” room, making a large bedroom. The room marked “Office” could also serve as a bedroom. The house was designed as a part of a row. Consequently it has no windows on one side. This makes it very well suited for an urban lot. However, if built in a suburban or country setting it could well be opened up to that side as well. Although ideal for a flat site, these plans would also work on a low sloping one. Including porches, the main house has outside dimensions of approximately 36’x43’.

Baker Residence - 1926
Of special note is the 2 room guest cottage that accompanies this house plan. The house itself is a spacious, 2 bedroom, 2 bath design, with a casual and comfortable flow of space from several of the rooms into the garden. The house was designed as a part of a row. Consequently it has no windows on the sides. This makes it very well suited for an urban lot. However, if built in a suburban or country setting it could well be opened up to the sides. Although ideal for a flat site, these plans would also work on a low sloping one. Including porches, the main house has outside dimensions of approximately 37’x53’.

SHIPPING: Your drawings are shipped to you, by US Postal Service, rolled, not folded, in a Priority Mail tube.
IF YOU ARE PLANNING TO BUILD: These plans are NOT complete architectural drawings as might be required by your local permitting agency and do not contain all the structural, waterproofing and other details and information necessary for construction. But your local builder or architect should be able to adapt these drawings and add to them as necessary. What they do provide is accurate design information about a REAL Southwest Style home, not a pseudo-Southwest Style tract house as you will find in the house plan magazines on your supermarket shelf.
